About Us

The ‘Hybrid Resi’ is the UK based serviced accommodation company. We own and operate serviced apartments within Greater London of the United Kingdom. We continue to embrace and implement ESG practice in our ongoing journey to sustainable development, and climate resilience and playing our part to support future-proof hospitality businesses globally.

Hybrid Resi aims to work with suppliers who align with our values and support our goals. We expect our suppliers to adhere to all relevant legislation and to act responsibly, fairly, ethically and safely at all times. These principles form an integral part of our sourcing activities and decisions. Our Supplier Code of Conduct sets out the behaviours and high standards we expect from our third-party suppliers and their subcontractors.


ESG Governance

Our corporate sustainability committee oversees our policies and operational controls for environmental, health, safety and social risks, and is led by the founders of the company. The Committee meets regularly to set goals, budgets, and implementation timelines and monitor progress and results.

ESG Commitment

We strive to build sustainable, equitable, healthy, and diverse communities through a combination of innovative hospitality solutions and exemplary environmental, social and governance (ESG) performance. This commitment informs every aspect of our business, including how we design and build new projects, operate our portfolio, and collaborate with stakeholders.

Environment

1.1 Overview:

We aim to implant environmental ethos in everything we do. We believe we have a responsibility to minimize the energy, carbon, water and waste impacts of our business and recognize that these impacts occur not just in the daily operations of our portfolio but also through our entire value chain. As a result, we strive to reduce environmental impacts across the full life cycle of our buildings and our corporate operations.

1.2 Statement on Climate Change:

We are committed to driving down our energy and carbon impacts, our sustainability program is committed to environmentally sustainable initiatives that deliver near-term efficiency, value, and health for our business, guests and community. We only work with suppliers who use sustainable raw materials.
We require our suppliers to comply with all applicable environmental legislation and regulations and encourage suppliers to have policies for effective environmental management and participate in voluntary environmental reporting and certification programs and endorse environmental efforts such as:

  • Reducing consumption of greenhouse gas emissions
  • Reducing consumption of gas and electricity and purchasing energy from renewable sources wherever practical and possible
  • Reducing consumption of natural resources and environmentally damaging products and changing to recyclable and sustainable alternatives
  • Effective waste management, targeting recyclable waste and minimising waste to landfill

1.3 Business Operations:

We have a long-term environmental performance target for the portfolio that addresses energy and water consumption. Our energy consumption initiatives include energy retrofits, energy management system upgrades, and equipment upgrades. Our water consumption initiatives include water-efficient fixtures, irrigation controls and drought-resistant landscaping.

1.4 Guests Engagement:

Because we control only a small part of our total environmental footprint, we must engage both internal and external stakeholders to drive sustainable innovation and systematic change. Guests’ engagement is at the core of this mission. We drive guest awareness and behaviour change by providing infrastructure and amenities that make it easier for our guests to implement sustainable practices. For example, many of our properties have charging stations for electric vehicles, bike parking, and on-site fitness centres. Finally, we aim to proactively engage guests on sustainability issues through our online guest portal, annual guest surveys and property events like e-waste recycling days.

1.5 Industry Engagement:

We also strive to engage with key industry players—including vendors, peers, and standard- setters—on sustainability, as preventing a climate crisis and other environmental disasters requires a large-scale transformation that we cannot achieve alone. We have acquainted with a supplier that uses:
A) Cycles instead of using diesel vans for delivery - saving 10.5 tonnes of CO2.
B) Sustainably designed machines, saving 744,000 litres of drinking water.
C) PlanetCare filters remove 90% of the microplastic

Social Responsibility

2.1 Overview:

A deep commitment to social responsibility is core to who we are as a company. We believe people are at the heart of our business and take pride in our outstanding work culture. We strive to be an optimal employer to our workforce and host to our guests, as well as a valued partner to our communities.

2.2 Compensation and Benefits:

We know that the first step in hiring and retaining the best talent is to create safe and inspiring workplaces where people feel valued. We offer competitive compensation and benefits to all regular full-time employees. We also offer a very generous equity compensation program that empowers our team members to act and feel like partners, not just employees. We expect, where applicable, our suppliers to adopt and pay the living wage in each of the countries in which it operates and seek the adoption of the local living wage throughout its supply chain.

2.3 Culture, Engagement and Growth:

We create fun, spirited work environments that reward innovation and collaboration at all levels. We also aim to foster both personal and professional growth for employees at all levels of the organization through annual performance reviews, role-specific training and professional development opportunities.

2.4 Health and Safety:

The health and safety of our employees, guests, and vendors are of the utmost importance to us. We expect suppliers to Hybrid Resi to provide a safe and healthy working environment for their employees which meets the requirements of all applicable occupational health and safety regulations and abide by all local laws and regulations including the Health and Safety at Work Act 1974.

Suppliers should ensure their employees receive the appropriate safety instruction and training to keep them safe and well in the workplace and have business management practices in place to address:

  • Health and Safety Policy administration
  • Hazard identification, risk assessments and relevant procedures
  • Fire safety and emergency evacuation procedures i.e. disaster recovery
  • First aid and accident reporting procedures
  • Clean and safe working conditions

2.5 Diversity and Inclusion:

Governance

3.1 Overview:

We view good governance as essential to creating and preserving value for our shareholders and other stakeholders. This includes a sound approach to corporate governance that complies with all applicable laws, rules, regulations and policies as well as unwavering adherence to our values. We expect all our suppliers to conduct business with integrity and incorporate the ethical and responsible behaviour and sourcing of goods into their processes and governance whilst complying with all relevant legislation. Suppliers will be expected to have policies in place to demonstrate robust governance.

3.2 Ethics:

Our employees, including senior management, conduct themselves following the highest moral and ethical standards, informed by a robust Code of Business Conduct and Ethics. We are committed to ensuring a fair workplace for our employees as well as partners with whom we do business. We have strict policies to protect against unlawful discrimination and harassment. We have an Open-Door Policy to encourage honest and direct communication to resolve issues and concerns expeditiously.

We expect all our suppliers to conduct business with integrity and incorporate the ethical and responsible behaviour and sourcing of goods into their processes and governance whilst complying with all relevant legislation. Suppliers will be expected to have policies in place to demonstrate robust governance.

3.3 Human Rights:

Hybrid Resi is committed to upholding all laws relating to the protection of human rights including but not limited to the UN Universal Declaration of Human Rights. In line with our Modern Slavery policy, we are committed to preventing slavery and human trafficking from taking place in our supply chain. We expect our suppliers and their subcontractors to:

  • Prohibit human trafficking and child or forced labour including modern slavery
  • Comply with all applicable wage and working regulations
  • Embrace diversity, fairness and inclusion in their workforce/workplace
  • Support freedom of association in line with local regulations
  • Act ethically and with integrity and require their employees to do the same
  • Have robust policies in place that require their employees to adhere to relevant regulations and treat their employees fairly and ethically
  • Have the ability to demonstrate robust procedures are in place to be confident that child labour, slavery or human trafficking is excluded from their supply chain.
